Spaceflow 2024: A Year in Review

From signing innovative new clients to launching exciting new features, 2024 has been packed with incredible progress for us here at Spaceflow. 

As the real estate industry grew and priorities changed to accommodate a more tenant-led way of life in buildings, Spaceflow has kept pace and directly contributed to the transformation, revolutionizing the customer journey. 

Let’s recap some of the most exciting moments and achievements from the last 365 days.

Celebrating our achievements as a company

In 2024, Spaceflow powered over 800,000 square meters in 11 countries, signing brand new clients that are redefining the standards of life in modern buildings.

We also launched more than 95 new spaces this year alone.

Our support team resolved over 600 tickets for our clients, earning an average satisfaction rating of 4.8 out of 5 stars.

We helped clients track tenant satisfaction through fully automated surveys and reached a response rate of more than 50%.

Average monthly active users of the Spaceflow app soared to 61%, showing the value that tenants consistently gain from using their tenant app for community building, ticketing, amenity bookings, and more.

Sharing and gaining new insights at events

Attending some of the largest and most impactful events in the industry, we came away with new connections and insights into some of the hottest topics in real estate.

UKAA BTR Expo ‘24

The focus of this year’s Expo was on bringing the entire build-to-rent ecosystem together, from sharing best practices to connecting innovators to take BTR to never-before seen heights.

Resident wellbeing was a major topic, with experts discussing the areas for improvement and the main drivers for customers selecting their next rental. Taking a closer look at consumer trends in the rental market, we saw that a sense of belonging and community spirit were in the top 5 answers for what made renters happy in Rightmove’s annual “Happy at Home” survey. 

UKREiiF

Operating property with a customer-centric approach will keep you ahead of the game, on top of the latest trends in tenant expectations across the board: residential, commercial, and PBSA. The key to meeting tenant expectations? Proptech.

Why Proptech? As Ross Halliday put it in a report by ASK4: “Efficiencies, not just in terms of the bottom line, but in terms of how proptech creates efficiencies for our residents. Being able to drive down our carbon footprint or automating amenities – these are things that drive down operating costs, but tackle problems or issues that are important to our customers. If you don’t embrace the things that are going to enhance your service offering, then you are going to start to fall behind.” 

Coliving Conference

The Coliving Conference was all about how coliving leaders like POHA House and Milestone Living are moving into Coliving 2.0 and creating meaningful resident experiences.

  1. Community Building: Creating meaningful communities is central to a successful coliving experience.
  2. Digitalization: Technology is transforming coliving operations and the resident experience.
  3. Tenant Satisfaction: It’s key to retention and creating thriving communities.

What is UrbanTech?

The keynotes centered around the major trends shaping the future of residential: services & communities, user experience as a competitive differentiator, shared spaces, and conflict between ownership and right of usage.

According to one report from Mckinsey, there’s a premium of up to 15 percent between the highest- and lowest-performing residential players in a market, controlled for similar building characteristics (such as location and amenities).

The Class Conference

The Class Foundation unveiled their ten year vision for the student living sector at The Class Conference, organizing discussions at the event around four main topics: availability, accessibility, student experience, and collaboration.

Student experience was extensively discussed, as well as student wellbeing, with emphasis placed on educating stakeholders on the value of both so that student experience can be implemented into strategy and included in new developments right off the bat.

Recognizing excellence through awards

Spaceflow earned recognition this year through many nominations, making it to the finals for several awards and winning three.

2024 PropTech Breakthrough Awards as Tenant Experience Platform of the Year: recognizing Spaceflow as a standout real estate technology company.

BUILD Magazine’s Real Estate and Property Awards as the Best Tenant Experience Software Company: celebrating our outstanding achievements and innovation.

UK PropTech Association’s PropTech Awards for Revolutionising the Consumer Journey: recognizing the impact of our innovative solution on the customer experience for the property sector. 

Forming partnerships to accelerate progress

Earlier this month, we announced our partnership with Utopi, a leader in data solutions and ESG technology. This partnership aligns with our goal to create a more connected and open proptech environment.

By integrating Utopi’s granular, real-time data and control capabilities with Spaceflow’s cutting-edge tenant experience app, this partnership creates a seamless, one-stop solution for residents. 

From real-time data insights and temperature controls to streamlined communication, the integration offers a smarter, more connected experience for students and asset operators alike. 

Adding to the marketplace

This year, we secured 9 new integration partnerships with technology providers across various solution types, such as property management, payments, mobile access, smart metering, and more.

This provides operators with a one-stop shop to digitalize all tenant-facing processes, rather than using multiple apps or admin platforms. 

Expanding the platform

2024 was an exciting year for our Product team as well, with brand new features and modules launched throughout the year.

Indoor Climate

Improve tenant well-being in homes and offices by giving them access to their own indoor air quality monitoring and control. Tenant satisfaction will go up along with the air quality, leading to healthier, more loyal tenants.

Smart Room Control

Connect occupiers with your building’s IoT for a smarter, more sustainable experience. With granular smart room control via the Spaceflow app, tenants can view each room’s connected devices that they have permission to control including blinds, temperature, and lighting.

Automated Tenant Communication Loop

Keep your finger on the pulse with automated personalized tenant surveys and prompts sent throughout the tenant lifecycle.

Payments

Now available through Spaceflow’s Digital Operations solution, Payments makes it possible for tenants to pay for add-ons or services directly in the app for a faster, more seamless experience.

Payments also empowers property managers to automate cross sell and upsell options to save time and maximize revenue. Tenants can make purchases without any staff involvement.

Newsfeed

The user experience of the Spaceflow tenant app is crucial to delivering a great tenant experience. In that spirit, we made some major updates to the Newsfeed for a better performance and smoother interactions.

  • Enhanced UX/UI Experience: Every screen has been thoughtfully redesigned for a cleaner, more engaging look and feel with fixed call to action buttons on the bottom of the screens
  • Swipe-to-Navigate Channels: Users can easily swipe between channels, making it simpler to explore different types of content.
  • A Dedicated Comments Section: Comments now live in a separate section, giving users a clearer, more organized view of conversations.
  • An Upgraded Event & Poll Experience: Improved layouts for event details and polls help users engage more easily.

How were tenants using Spaceflow in 2024?

Now let’s take a look back at how residents were using their Spaceflow app throughout the year.

Users spent a total of 583 days using the app, with November being the most active month, while the Newsfeed, Services, and Ticketing features were used the most. Users interacted with their tenant app more than 7,600,000 times this year!

2024 also saw a 30% increase in user engagement compared to 2023, which saw a 54% increase in engagement compared to 2022. The number of new users increased by 20% compared to 2023.

Tenants attended more than 400 events in 2024, while operators and managers found it easier than ever before to organize and manage events through the Spaceflow platform.

The number of tickets submitted by tenants in the Spaceflow app increased by over 300% compared to 2023, while the resolution time decreased by 22% thanks to the Spaceflow Admin Console’s user-friendly ticketing dashboard.

Users booked more than five years’ worth of meeting rooms, shared spaces, and amenities in 2024. Thanks to Spaceflow, those bookings could be 100% automated on the property staff’s side, saving hundreds of operational hours, bringing in revenue, and maximizing the value created by bookable spaces.
